Project approach
The project follows an integrated urban regeneration approach that strengthens the site both architecturally and functionally. Existing structures are incorporated wherever appropriate, while outdated buildings are replaced with contemporary new construction. The building volumes and heights are carefully coordinated with the surrounding neighbourhood to create a balanced transition between the existing urban fabric and the new development.
Active ground floor uses are intended to enliven the surrounding streets and public spaces, while residential and medical functions are positioned on the upper levels. Landscaped courtyards, terraces and planted façades introduce greenery into the dense urban setting. Parking and vehicle access are largely organised below ground, allowing the above ground areas to focus on quality of place, accessibility and everyday community life.

One of the key challenges is the transformation of a complex inner city site while maintaining a sensitive relationship with the surrounding buildings. The project requires the coordination of demolition, new construction, the extension of existing properties and the preservation of neighbouring structures within a confined urban environment.
Further challenges include the integration of different uses, the organisation of underground parking and access routes, and compliance with building height and density requirements. The architectural concept therefore balances economic use of the site with appropriate building proportions, attractive public spaces and a high quality living and working environment.

Project description
Augusta Commons is a mixed use urban development concept located along Augsburger Straße and Stadtberger Straße in Augsburg. The project combines new residential and commercial buildings with the selective retention and vertical extension of existing structures. The planned development brings together apartments, medical practices, retail, gastronomy, a pharmacy and a bakery within a coherent architectural ensemble. An underground car park, landscaped courtyards, roof terraces and green outdoor spaces complement the concept and create an attractive environment for residents, visitors and local businesses.
